Why hire Druce?
Whether your property is your home, a secondary home or an investment property, when it comes to choosing the right agents, there are many aspects to take into account.
Druce was established in Marylebone in 1822, and has had a property presence in the area through the majority of that time. In the mid 1980’s an office was also opened on Harrington Road, South Kensington. After 25 years it moved to a superior location on Gloucester Road. Druce have recently opened an office in London Bridge, next to The Shard, at the entrance to London Bridge main line and underground stations, on St. Thomas Street. Our focus is on Prime residential property and new developments.
High Standard of Professionalism
Druce is a voluntary member of the Association of Residential Letting Agents. Most of our senior negotiators have passed the requirements to be affiliated to this association. Membership to this association means we have to follow the highest standards of conduct and along with our special indemnity, to give you a third party recourse, in the unlikely event that anything should go wrong during your transaction.
Druce is a member of the Association of Residential Managing Agents; an association that ensures reputable practices and the highest levels of service in the sector. They endorse, accept and undertake to comply with the Code of Practice relating to service charges published by the Royal Institution of Chartered Surveyors and as approved by the Secretaries of State for England and Wales under the terms of Section 87 of the Leasehold Reform, Housing and Urban Development Act 1993.
Local knowledge in Estate Agency is the key to successful property business transactions. Unlike many large chain organisations that move their sales and lettings negotiators from branch to branch you will find that in both our offices, there is a bedrock of local experience and local expertise.
This is not only crucial in maintaining the best prices and the understanding of values, but also in terms of introducing local facilities, amenities and contacts to prospective purchasers. These skills prove invaluable help to both owners and buyers/tenants.
In these days of high pressure and long business hours, more and more people find that they do not have the time to shop around in areas local estate agents. The Internet is becoming more and more a vital part of the property market. Druce have recognised this and redesigned our website to facilitate those people who would rather sit in their office, or at home, and browse 24/7, through available properties in the area of their choice.
Our website details offer full colour pictures descriptions and floor plans for sales properties and full colour pictures and descriptions on our lettings properties. They also provide a map locator for easy reference as to location and proximity to other facilities.
We always provide full colour property details. All our For Sale properties include at least one, and in many cases several, colour photographs and a floor plan, as well as a detailed description. In many cases when a property warrants a four-page colour brochure or an A4 glossy card, we produce this in-house, maximising the properties visual effect.
The work is carried out at our expense and is professionally and efficiently prepared within days of the property going on the market. All our photographs are taken by high quality professional photographers and are designed to reflect your property in the best possible light and style. These photographs may then be used in our sales particulars, our website, our advertisements and our window displays.
Druce's policy is to use high quality colour advertising in many major magazines and publications. These are both national and local and include the London Magazine, Fabric Magazine, London Property News, Property Review and more localised magazines such as The Hill, Marylebone Journal, Portman Magazine and West One as well as The Sunday Times, the London Evening Standard.
Properties added to our database feature on all the major property portals, such as Prime Location, Rightmove, Find a Property and Zoopla. Advertising is carried out at our expense, although in some cases we have been commissioned to run marketing campaigns on behalf of our clients to which they contribute.
PR / Editorial
A vital subsection to the area is PR/editorial.
Druce have been very successful at getting editorial press coverage in both Property magazines, local and national press. This is a very strong way of marketing property and is often more eye-catching and more effective, than more straightforward property adverts.
Over the last few years Druce have been known for their eye - catching fleet of Fiat cars which we use to take our perspective applicants to our client’s properties, but it also helps to keep the Druce brand name very strong in the localised area.
It is very easy to value your property at below the market price. What we pride ourselves and build our reputation on is trying to fully recognize and exploit the full level and potential of your property.
